RENTAL AGREEMENT FOR USE OF REAL PROPERTY

PAYMENTS, CANCELLATION/REFUND POLICY

Full payment is required at the time of booking. Booking is not confirmed until payment is received. Stays longer than 28 nights require separate payment of a security deposit, copies of the guests’ drivers license, and e-signature of a rental agreement.

For Rentals less than 25 nights, Cancellation will result in refunds according to the following breakdown:

From the time of booking until 5 days prior to check-in, a full refund will be issued minus processing fees From 5 days prior to check in until the check-in day, 50% of the stay will be refunded minus processing fees Any cancellation after the stay has begun will result in a 50% refund of the remaining nights minus processing and cleaning fees, starting 24 hours after the cancellation is requested.

For Rentals more than 25 nights, Cancellation will result in refunds according to the following breakdown:

From the time of booking until 30 days prior to check-in, a full refund will be issued minus processing fees From 30 days prior to check in until the check-in day, 50% of the stay will be refunded minus processing fees Any cancellation after the stay has begun will result in a 50% refund of the remaining nights minus processing and cleaning fees, starting 7 days after the cancellation is requested.

UNAVAILABILITY

If for any reason beyond the control of Management the property becomes unavailable, effort will be made to find a comparable unit but the booking could be cancelled with a full refund to the guest.

OCCUPANCY AND USE OF THE PROPERTY

Tenant has exclusive use of the property for the duration of the accommodation period. The property is to be occupied by the person originating the booking and guests approved in advance by Management. Guests are not to exceed the maximum occupancy of the unit without prior agreement from Management. No overnight guests that are not part of the original reservation.

No parties or events. No commercial use. No Animals unless specified in the property listing. No smoking on premises and no use of drugs or underage alcohol consumption.

Any violation to House Rules could result in immediate eviction and forfeiture of any rights to a refund.
